Rules on discharge

Regulations governing what may be discharged, where, and to what standard have tightened in several jurisdictions in recent years. Rules commonly distinguish between discharge to ground and discharge to a watercourse, with the latter usually requiring a higher treatment standard.

Put simply, where an older septic tank discharges directly to a watercourse, upgrading may be required, and that obligation can arrive at the point of sale. Registration or permitting requirements exist in many places, and a buyer conveyancer will ask whether the system is compliant and registered. This is an area where local rules genuinely differ, so verify the current position with the relevant environmental authority rather than assuming.

Buying a property with one

Ask for the system type, its position on a plan, the emptying records, the service records and any installation or upgrade documentation. Commission a specialist drainage survey, since a standard building survey will note the presence of the system but not assess its performance. Ask whether the system serves only this property, because shared systems bring shared costs, shared liability and shared decision-making.

Where the system is shared, the arrangement should be documented in the title, and its absence is a matter for the conveyancer.

Price an upgrade into the purchase where the system is old, undocumented or discharging in a way that may not meet current rules.

Running one well

Tanks need emptying on a schedule that depends on size and occupancy, and neglecting it causes solids to reach and clog the drainage field. Treatment plants need an annual service and a working power supply, and a plant left unpowered stops treating within a short period. What goes down the drain matters more than in a mains-connected house, because wipes, fats, bleach in quantity and similar items disrupt the biology.

Keep the emptying and servicing records, since they are evidence for a buyer that the system has been maintained properly. Know where the tank, the inspection chambers and the drainage field are, and keep vehicles and building work away from the field.

Emptying is a recurring cost several times a year for a cesspool and less frequently for a septic tank, depending on use. Servicing a treatment plant is an annual cost, and the electricity to run it is a small but continuous addition to bills.

On an ordinary week, replacing a failed drainage field or upgrading to a treatment plant is a substantial capital cost that arrives with little warning. Some insurers exclude damage relating to private drainage, so read the policy rather than assuming it is covered like a mains connection. None of this makes off-mains drainage a reason to avoid a property, but it is a running cost that must appear in the arithmetic.
