Timber decay, woodworm and the reports that oversell them

Decay needs water, not bad luck

Fungal decay in structural timber requires a sustained moisture content well above what dry, ventilated timber in a sound building ever reaches. That means every case of rot points to a source of water: a leaking gutter, a failed roof covering, a plumbing leak or blocked ventilation. Treating the timber while leaving the water in place is the single most common waste of money in this area of building repair.

The correct sequence is to find and stop the moisture, dry the structure, then assess what timber actually needs replacing. A surveyor who identifies decay without identifying a moisture source has done half the job, and the other half is the important one.

Wet rot and dry rot are different problems

Wet rot is confined to timber that is actually wet and stops when the timber dries, which makes it the more contained of the two. Dry rot can spread through masonry to reach timber some distance from the original source of moisture, which is what makes it feared. The reputation of dry rot leads to some dramatic recommendations, including extensive removal of plaster and masonry treatment, that are not always justified.

Independent opinion matters here because the scale of work proposed varies enormously between a specialist contractor and a consulting surveyor. Both forms are ultimately a moisture problem, and both are prevented by the same maintenance that prevents most other building failures.

Beetle activity, active or historic

Flight holes in timber show that beetles emerged at some point, which is not the same as an infestation continuing today. Active infestation usually shows fresh, pale holes, clean bore dust and timber with a moisture content that supports the life cycle. Old holes darkened with polish or paint in a dry, well-ventilated building generally indicate a problem that ended long ago.

Some species matter far more than others structurally, and the identification changes the recommendation entirely. Ask what evidence supports the conclusion that activity is current, because that question separates a diagnosis from a quotation.

Where problems concentrate

Look at timber in contact with masonry: joist ends built into external walls, wall plates, and the base of any timber against a solid floor. Ground floor timbers over an unventilated void are vulnerable, which is why blocked or missing airbricks appear so often in reports.

The useful part is this: roof timbers near a valley, a chimney abutment or a slipped covering are the usual location of decay in a loft. Bathrooms and kitchens produce moisture problems in floors below them, particularly around a bath or a long-term slow leak.

Cellars and basements combine all the risk factors, and any timber in one deserves specific attention rather than a general comment.

Reading a treatment report

A free inspection offered by a company that also sells treatment is a sales visit, and the report should be read with that in mind. Look for a stated moisture reading, a stated cause and a stated species, because a report without those is an estimate rather than a diagnosis.

Guarantees are only as good as the company issuing them and usually exclude the very failure that caused the problem originally. Where treatment is recommended, ask what happens if the moisture source is not addressed, and note the answer carefully. An independent surveyor or a structural engineer is the right second opinion where the recommended work is extensive or expensive.

What to do about a finding

Establish the cause first, since a repair to a gutter or a roof covering may be the actual remedy for the timber problem. Get the property dried and ventilated properly, then re-inspect, because timber that is drying looks worse than timber that has dried.

Put simply, replace timber that has lost structural strength rather than treating it, as chemical treatment does not restore section that has been lost. Where a purchase is involved, price the whole repair including making good, not just the treatment quotation. This is a general description of a technical subject, and a qualified surveyor should look at any specific property before decisions are made.
